Dallas Apartment Costs Beyond Rent
Two apartments with the same rent can cost very different amounts each month. These are the lines to ask about before you compare.
Monthly fees at the building
- Parking. Common in Uptown and downtown, where a garage spot is often a separate monthly charge.
- Pet rent and pet fees. Usually a monthly pet rent plus a one time pet fee or deposit. See renting with a dog in Dallas.
- Trash, valet trash and pest control. Often billed as fixed monthly fees.
- Internet, cable or technology packages. Some buildings require one.
- Water, sewer and gas. Often billed back by the building, either by meter or split among units.
Electricity
Most of Dallas is in the Texas competitive electricity market, where you choose your own retail electric provider and Oncor delivers the power. The Public Utility Commission of Texas runs Power to Choose, the official site for comparing plans. Read the fact sheet for any plan, because the advertised rate can depend on how much power you use.
Renters insurance
Many Dallas leases require renters insurance with a minimum amount of liability coverage. Ask the building what it requires before you buy a policy.
One time costs
Application fees, an administration fee, a security deposit and pet fees are due before or at move in. Ask for all of them in writing.

Questions people ask
Do I pick my own electricity provider in a Dallas apartment?
In most of Dallas, yes. The area is in the Texas competitive market, so you pick a retail electric provider, and Power to Choose from the Public Utility Commission of Texas lists the plans. Some buildings in other areas are served by a city or co op utility instead.
Is parking included in Dallas apartments?
It depends on the building. Many Uptown and downtown buildings charge for garage parking each month.
