Where Addison is

Addison is a small town of about four and a half square miles on the Dallas North Tollway at Belt Line Road, bordered by Dallas to the north, east and south, Carrollton to the west, and Farmers Branch to the west and south.

The Tollway and Belt Line Road are the spine, with LBJ Freeway and the George Bush Turnpike a few minutes away. The DART Silver Line, opened October 25, 2025, stops at Addison Station, with rail service east to Plano and west to DFW Airport. Addison Airport serves private aviation. Downtown Dallas is about twenty minutes.

What Drives Addison Home Values

Known for its restaurants, plus Addison Circle, the Oktoberfest and Kaboom Town festivals, and the WaterTower Theatre. It is a walkable, urban feeling town for a suburb.

Schools. Most of Addison is zoned to Dallas ISD, with George H. W. Bush Elementary in town. The Vitruvian Park area on the south side is in Carrollton Farmers Branch ISD. Private schools are nearby. Verify zoning on the exact address.

Housing stock. Mostly townhomes, condos and apartments, concentrated around Addison Circle and along the Tollway. Single family neighborhoods are small and tucked west of Midway and north of Belt Line, with 1980s and 1990s patio homes and a few newer builds.

Updates That Can Support Your Addison Home Value

In townhomes and condos, kitchens, baths and flooring carry the value. In the patio homes, outdoor living space and updated systems matter to the buyers who shop them.
