These figures describe the area, not one house; for a single home we start from the last ninety days of closed sales and a look at the house itself, as our home value page explains.

Where Kessler Park is

Kessler Park is the hilly North Oak Cliff neighborhood west of the Trinity River, between I 30 on the north and Colorado Boulevard on the south, from Beckley Avenue west to Stevens Park Golf Course. Bishop Arts is about five minutes southeast.

Interstate 30, Sylvan Avenue and the Margaret Hunt Hill Bridge put downtown about seven minutes away. Davis Street and Hampton Road are the local connectors.

What Drives Kessler Park Home Values

Winding streets, hills and creeks, a municipal golf course and a strong neighborhood association. The draw is character and a short drive downtown. Bishop Arts and the Davis Street restaurants are the social center.

Schools. Kessler Park is in Dallas ISD, and much of it is zoned to Rosemont, a pre K through 8th grade dual language school with two campuses, and then to Sunset High School. Middle school can be Rosemont or W. E. Greiner depending on the address, so we confirm the zoning with Dallas ISD for each house.

Housing stock. 1920s and 1930s Tudors, Spanish Revivals and prairie style houses on large irregular lots, many designed around the creek and the hills. East Kessler has smaller cottages, and Stevens Park Estates next to the golf course has mostly 1920s and 1930s Tudor, Spanish and Colonial homes, with some later ranches.

Kessler Park Home Prices Change by Neighborhood

The pockets we price separately in Kessler Park:

  • Kessler Park proper and the Colorado Boulevard estates: the largest historic houses and the top of the Kessler Park market.
  • Stevens Park Estates and Stevens Park Village: historic Tudor, Spanish and Colonial homes from the 1920s on, and some later ranches, around Stevens Park Golf Course. Stevens Park Estates is a City of Dallas conservation district.
  • East Kessler and Kessler Plaza: smaller houses and the entry point to the neighborhood.

Straight Talk: Kessler Park Pros and Cons

What we tell friends who ask about Kessler Park, both sides.

What is good

  • Hills, creeks and a municipal golf course seven minutes from downtown.
  • Well preserved 1920s and 1930s architecture.
  • Bishop Arts and Davis Street at the bottom of the hill.

What to know first

  • Drainage and foundation work on hillside lots is a recurring cost.
  • Comps are scarce because the houses are so different from each other.
  • Some surrounding streets are still transitional; know the block, not just the neighborhood.

What Sellers Should Know About Current Kessler Park Home Values

Redfin's Kessler Park figure rests on too few sales to quote, so we show the 75208 ZIP code for context. The ZIP covers a wider area than Kessler Park itself. Kessler Park sells on architecture, lot and condition. Buyers come from Lakewood and the M Streets looking for the same era of house on a bigger lot, and they know what the originals should look like. A sensitive renovation earns a premium. A stripped one does not.

How Buyers Should Read Kessler Park Home Prices

Hills mean drainage and foundation questions, and 1920s houses mean plumbing and electrical. Get a specialist inspection. The payoff is a house with character about seven minutes from downtown.

Updates That Can Support Your Kessler Park Home Value

Keep the original details and update the systems. Kitchens and baths that respect the house, a new roof, foundation work and drainage are the investments Kessler Park buyers reward.
