Dallas County Property Tax

To protest a Dallas County value with the Dallas Central Appraisal District, file by May 15 or 30 days after your appraisal notice is delivered, whichever is later (Texas Tax Code 41.44). In 2027, May 15 is a Saturday, so the deadline moves to Monday, May 17 (Tax Code 1.06).

How Dallas County property tax works, what the rate is where you live, how the homestead exemption and the 10 percent cap limit your bill, and how to protest the value the Dallas Central Appraisal District put on your notice. Every number carries its source. If you want the comparable sales for your street, call or text (214) 600-3392.

How a Dallas County tax bill is calculated

Three things set your bill. The Dallas Central Appraisal District sets the market value of your home each January 1 and mails it to you in April. Exemptions and the cap turn that market value into a lower taxable value. Then each taxing unit, the county, the city, the school district, the college district and, where there is one, the hospital district, adopts a rate each year, usually in August or September, and applies it to the taxable value. The appraisal district does not set rates and the taxing units do not set values, which is why protesting is aimed at the appraisal district and rate complaints go to the city council and school board.

Example: a $550,000 homestead at the 2026 total rate of 2.251 percent (which includes the county rate on the November 3, 2026 ballot) would owe about $12,379 a year with no exemptions. With the $140,000 school homestead exemption the bill drops to roughly $10,999. That counts only the state school exemption; the City of Dallas and Dallas County 20 percent homestead exemptions lower it further. For one address, the Home Check shows the flood zone and whether it sits in a MUD or other water district; the total rate is on the county tax bill.

Inside the City of Dallas and Dallas ISD, the 2025 total was 2.226710 per $100 of taxable value (City 0.698800, Dallas ISD 0.993835, Dallas County 0.215500, Parkland 0.212000, Dallas College 0.106575), for the 2025 bills paid in early 2026. For the 2026 bills, the Dallas County Tax Office lists adopted rates of 0.697800 for the City of Dallas, 0.985735 for Dallas ISD, 0.248650 for Dallas County, 0.212000 for Parkland and 0.106575 for Dallas College, a total of 2.250760 inside the city of Dallas and Dallas ISD. The county rate of 0.248650 is above its voter approval rate of 0.224650, so under Court Order 2026-0879 it goes to a tax rate election on November 3, 2026. At the 2026 total, a $550,000 house with no exemptions would owe about $12,379. A home in Richardson, Garland, Irving, Mesquite or the Park Cities pays a different city and school rate, and totals across the county run from roughly $1.60 to $2.50 per $100 depending on the city and school district. Run the Home Check to see the flood zone and whether the address is in a MUD or other water district. Then enter the total rate from the county tax bill.

The homestead exemption

$140,000 off the school district taxable value of a homestead, raised from $100,000 by Senate Bill 4 and approved by voters in November 2025, effective for the 2025 tax year forward. Homeowners 65 or older or with a disability get an additional $60,000 school exemption under Senate Bill 23, so a senior can exempt $200,000 of value from school taxes. Raising the exemption from $100,000 to $140,000 takes another $40,000 off the taxable value your school district taxes. Multiply $40,000 by your school district rate to see the yearly savings.

You file once with the Dallas Central Appraisal District, free, with a Texas driver license that matches the property address. The normal deadline is April 30, but Texas accepts a late application up to two years after the taxes for that year became delinquent, so you can still claim the last two years. If you bought in the last two years and have never filed, do it this week.

The 10 percent cap and the 20 percent circuit breaker

A homestead's appraised value cannot rise more than 10 percent a year plus the value of new improvements. That cap is permanent. Non homestead real property valued at $5,320,000 or less in 2026 has a separate 20 percent cap, the circuit breaker, which expires December 31, 2026 unless the Legislature acts in 2027.

The cap is why your notice shows two numbers: market value and appraised, or capped, value. In a year when the market rises faster than 10 percent the gap grows and you are taxed on the lower one. In a flat year like 2026 the cap catches up, which is why many homeowners saw their taxable value rise even when the market value did not.

Your 2026 notice

Dallas College's 2026 tax rate worksheet put the average homestead market value at $551,270, up about 2 percent from $540,431 the year before. The Dallas County Appraisal Review Board received over 250,000 protests in 2026, according to DCAD, up from over 225,000 in 2025.

Look up any property's values at the Dallas Central Appraisal District property search. The appraisal district's number is a mass appraisal built from neighborhood models. It is not the same thing as what a buyer would pay for your house this month, and the two drift apart most on streets where the houses are not alike. Our appraised value versus market value page explains the difference.

How to protest in Dallas County

  1. Check the deadline. Monday, May 17 in 2027 (May 15 falls on a Saturday) or 30 days after your notice is delivered if that is later (the 2026 deadline of May 15 has passed).
  2. File online. Use uFile, the DCAD online protest and settlement system. Choose both "value is over market value" and "value is unequal compared with other properties" as reasons. Checking both puts both on the record.
  3. Get the evidence. Closed sales of comparable homes from the months around January 1, photos of anything that hurts value, repair estimates, and the appraisal district's own values on the comparable houses on your street. We send the closed sales for free.
  4. Take the informal offer if it is fair. Most protests settle with an appraiser online or by phone before any hearing.
  5. Go to the Appraisal Review Board if it is not. A short hearing, usually fifteen minutes. Bring your evidence printed and ask for a specific number.

Protest companies usually charge a share of the tax saved; ask for the percentage in writing before you sign. On a typical homestead that is reasonable if you will not do it yourself and a waste if you will. Our step by step guide covers the hearing itself.
