Frisco Home Values in 2026

Zillow reported the median sale price at about $640,700, with homes going pending in about 48 days through August 31, 2026. The index figures are model based estimates of what every home in the area might be worth, while the sale price figures describe homes that actually closed. That difference in method is one reason the numbers do not match, and it is why we treat all of them as a starting point rather than a price for your home.

Where Frisco is

Frisco is a city of about 247,000 people (city estimate, March 2026) on the Collin and Denton county line, roughly thirty miles north of downtown Dallas. Plano is to the south, McKinney to the east, Prosper to the north and Little Elm and the lake to the west.

The Dallas North Tollway runs through the middle and the Sam Rayburn Tollway crosses the south side. Preston Road and Legacy Drive are the main north south streets. Downtown Dallas is about forty minutes.

What Drives Frisco Home Values

The Star, the PGA of America headquarters, Universal Kids Resort, the Frisco RoughRiders and FC Dallas. Frisco was built almost entirely after 1995, so everything is new, planned and organized around sports, schools and master planned communities.

Schools. Frisco ISD covers most of the city and runs small high schools by design, with a dozen of them. Parts of the city fall into Prosper ISD, Lewisville ISD and Little Elm ISD. The school zone drives prices block by block.

Housing stock. Almost entirely master planned subdivisions from the late 1990s to today. Starter and move up houses in the east and south, larger homes around Starwood and Newman Village, and the newest construction in the north and west. Townhomes and urban product are growing around The Star and the Tollway.

Frisco Home Prices Change by Neighborhood

The pockets we price separately in Frisco:

  • Starwood, Newman Village and the Tollway estates: the top of the market.
  • Central and east Frisco: the 2000s subdivisions that form most of the sales volume.
  • The north and west growth areas: new construction competing directly with resale.

Straight Talk: Frisco Pros and Cons

What we tell friends who ask about Frisco, both sides.

What is good

  • Everything is new, planned and organized around sports and schools.
  • Frisco ISD small high schools and a huge buyer pool of relocations.
  • The Star, PGA and Universal keep demand and jobs coming.

What to know first

  • You compete with builders who offer rate buydowns next door.
  • MUD and PID assessments on newer subdivisions can add hundreds a month; check the all in cost.
  • Forty minutes to downtown Dallas on a good day.

What Sellers Should Know About Current Frisco Home Values

In Frisco you compete with the builders. New construction in the north sets the ceiling for resale, and builders offer rate buydowns and closing cost help. Your advantage is a finished yard, window coverings, a mature neighborhood and a lower tax rate if you are outside a new PID or MUD.

How Buyers Should Read Frisco Home Prices

Compare the all in monthly cost, not just the price. Property tax rates, HOA dues and PID or MUD assessments vary by subdivision and can change the payment by hundreds a month. Our free Home Check shows the flood zone, whether the address sits in a MUD or other water district, and the appraisal district value. Get the total tax rate from the county tax bill and HOA dues from the listing or the HOA.

Relocations

Many Frisco buyers start from out of state. We run the full search remotely and coordinate with your relocation timeline.

Updates That Can Support Your Frisco Home Value

Most Frisco houses are young enough that updates are cosmetic: paint, flooring, lighting and landscaping. On 2000s houses, a replaced roof and HVAC are the items buyers ask about.
