The line items
| Cost | Typical amount | Notes |
|---|---|---|
| Agent fees | 4.5 to 6 percent total in the sales we see, often about 5 | Negotiable. Since August 2024 the buyer agent's fee is set in the buyer's own agreement; many sellers still offer a contribution because it keeps showings coming. |
| Owner's title policy | $2,262 on $400,000 | Rate set by the Texas Department of Insurance, cut 6.2 percent effective March 1, 2026. Seller pays by custom. |
| Escrow and settlement fee | a few hundred dollars; our calculator assumes $350 | Set by each title company, often split with the buyer. Ask yours for its fee. |
| Prorated property tax | your share of the year | Close on June 15 on a $9,000 bill and you credit the buyer about $4,093 (166 days of 365). |
| Repairs and concessions | $0 to $10,000 and up | What the inspection turns up and what the buyer negotiates. In our experience most buyers ask for something. |
| HOA resale certificate and transfer fee | $100 to $300 plus $100 to $400 | Only if there is an HOA. Texas caps the resale certificate fee at $375 (Property Code 207.003); transfer fees are not capped. |
| Mortgage payoff and recording | balance plus a few hundred | Payoff interest through the closing date, release recording, courier. |
| Survey | $450 to $700 | Only if the buyer cannot use your existing survey. |
| Home warranty for the buyer | $450 to $700 | Optional, common in negotiations. |
The title policy figure comes from the TDI schedule. The other ranges are typical quotes from Dallas area title companies, surveyors and HOAs, not a published survey; ask your title company and HOA for their actual fees.
Calculator
What moves the number
Agent fees are the lever. Our calculator defaults to a listing side of 2.5 percent and a buyer agent contribution of 2.5 percent, a split we see often, but every piece is negotiable and some sellers offer the buyer side as a dollar amount instead. The title policy is not negotiable, the escrow fee barely is, and the property tax proration is arithmetic. Repairs are where the real variance lives, which is why fixing the inspection items before listing usually costs less than negotiating them after.

Questions people ask
What percent does it cost to sell a house in Texas?
Commonly about 6 to 10 percent of the sale price including agent fees, depending on the commission and repairs, or roughly 2 to 4 percent without them. Our calculator above shows about 7.5 percent at its defaults, including about $4,100 of prorated property tax. Agent fees are negotiable; the title policy rate is set by the state.
Who pays the title policy in Texas?
By custom the seller pays the owner's policy and the buyer pays the lender's policy. The Texas Department of Insurance sets the premium, so it is the same at every title company.
How much is the owner's title policy on a $400,000 house?
$2,262 under the TDI basic premium rates effective March 1, 2026 (Commissioner Order 2025-9697). The rate per dollar falls as the price rises.
