These figures describe the area, not one house; for a single home we start from the last ninety days of closed sales and a look at the house itself, as our home value page explains.

Where Allen is

Allen is a Collin County city of about 113,000 people (Census Bureau estimate, July 1, 2025) between Plano to the south and McKinney to the north, about twenty five miles from downtown Dallas. Lucas and Fairview are to the east and Frisco is a few miles west.

Central Expressway (US 75) runs north south through the city and the Sam Rayburn Tollway (SH 121) crosses the north side near Stacy Road. Stacy Road, McDermott and Exchange Parkway are the main local roads. Downtown Dallas is about thirty five minutes.

What Drives Allen Home Values

Watters Creek, the Credit Union of Texas Event Center, Allen Eagle Stadium, and a large parks and trail system. Allen is organized around Allen ISD and its single high school.

Schools. Allen ISD serves most of the city and has one high school, Allen High School, with ninth graders at its Lowery Freshman Center campus. Parts of the city fall into Lovejoy ISD near Lucas, which is a separate premium, and into McKinney ISD and Plano ISD.

Housing stock. 1980s and 1990s neighborhoods in the center and south, 2000s and newer master planned communities in the west near Watters Creek and Twin Creeks, and larger lots and custom homes on the east side toward Lucas.

Allen Home Prices Change by Neighborhood

The pockets we price separately in Allen:

  • Twin Creeks and the 75013 west side: the newer and larger houses at the top of the market.
  • Central and east Allen in 75002: the established neighborhoods and the value.
  • The Lovejoy ISD edge: larger lots and the premium school district.

Straight Talk: Allen Pros and Cons

What we tell friends who ask about Allen, both sides.

What is good

  • Allen ISD serves most of the city with one high school, Allen High School.
  • Watters Creek and Twin Creeks on the west side; the parks system wins awards.
  • Well below Frisco in price and close to Plano, according to Zillow typical values (September 2026).

What to know first

  • Medians swing month to month because the west and east sides are two markets.
  • Central Expressway is the main route south and it is often slow at rush hour; the Sam Rayburn Tollway to the Dallas North Tollway is the usual alternative.
  • The Lovejoy ISD streets carry a premium that surprises buyers who did not check the line.

What Sellers Should Know About Current Allen Home Values

Allen prices swing month to month because the mix of 75002 and 75013 sales changes. We price your house against your ZIP code and your subdivision, and we check whether the current competition is resale or new construction.

How Buyers Should Read Allen Home Prices

Allen ISD has one high school, and many buyers tell us that is a big part of why they look at Allen. Within the city, the west side is newer and more expensive and the center is the value. Lovejoy ISD streets carry their own premium.

Updates That Can Support Your Allen Home Value

Paint, flooring, kitchen counters and a maintained yard are what buyers compare in Allen. On 1990s houses, a replaced roof and HVAC remove the main objections.
