This page collects the Dallas area numbers we use when we price a house, with the source and the date on each one. Online estimates mix these up or hide where they came from. We would rather you see the raw material.
Dallas city
Redfin reported the Dallas median sale price at about $450,000 over the three months ending September 2026, up 3.4 percent from a year earlier, with homes selling in about 53 days.
The wider region
Through September 2026, DFW single family sales totaled 66,552, flat year over year, at a median of $390,995, down 2 percent (MetroTex/NTREIS, September 2026 year to date). In September alone, the Collin County median was $439,000, down 1 percent, on 1,346 closed sales, down about 10 percent (MetroTex Collin County Housing Report, September 2026).
What that means
Prices across the region are flat to slightly down, and the spread between neighborhoods is wider than the headline suggests. Redfin had Lakewood up about 10 percent over the three months ending September 2026, Zillow had University Park up about 9 percent over the year, while Zillow typical values in Plano and Frisco were down about 3 to 4 percent as of September 2026. A citywide median tells you almost nothing about one house.
How we use it
We start with your ZIP code and your school attendance zone, pull the last ninety days of closed sales that match your lot, era and size, and then adjust for condition. The county and city figures are context, not comparables.
