Where Lower Greenville is

Lower Greenville is the stretch of Greenville Avenue between Ross Avenue and Mockingbird, and the residential streets on both sides of it. The M Streets and Vickery Place sit on its west side, Lakewood is to the east, and Old East Dallas is to the south.

The main roads are Greenville Avenue, Ross, Henderson and Central Expressway. Downtown is less than ten minutes and most of the strip is walkable from the surrounding streets.

What Drives Lower Greenville Home Values

One of the oldest restaurant and nightlife strips in Dallas, rebuilt over the last fifteen years into a walkable neighborhood main street with a grocery store, patios and the Granada Theater. The streets behind it are quiet, with bungalows and small apartment buildings.

Schools. Dallas ISD, mostly feeding J.L. Long Middle School and Woodrow Wilson High School, with elementary zoning that varies by street.

Housing stock. 1920s bungalows and cottages, duplexes and small multi family buildings, newer townhomes on the lots closest to the strip, and condo conversions. Lower Greenville has a large stock of duplexes and small multifamily buildings, which makes it a core area for our investor clients.

Lower Greenville Home Prices Change by Neighborhood

The pockets we price separately in Lower Greenville:

  • Vickery Place: the conservation district between Central Expressway and Greenville Avenue, on the west side of the strip, with the most intact bungalows.
  • Belmont and the streets south toward Ross: a mix of cottages, duplexes and new townhomes.
  • The Greenville Avenue frontage: townhomes and condos that trade on walkability.

Straight Talk: Lower Greenville Pros and Cons

What we tell friends who ask about Lower Greenville, both sides.

What is good

  • Walk to dinner, the Granada and a grocery store; a strip the neighborhood actually uses every day.
  • A large stock of duplexes and fourplexes, which makes house hacking possible.
  • Bungalows still trade below Lakewood and the M Streets.

What to know first

  • Nightlife noise and weekend parking on the blocks closest to Greenville Avenue.
  • Older rental stock next door; condition varies house to house.
  • Income property is priced on rents, so a bad lease hurts the sale price.
