Where Carrollton is

Carrollton is a city of about 135,000 people (Census Bureau estimate, July 1, 2025) northwest of Dallas, spread across Dallas, Denton and Collin counties. It borders Farmers Branch to the south, Addison and Dallas to the east, Coppell to the west, Lewisville and The Colony to the north, and a small part of Plano to the northeast.

The main roads are Interstate 35E, the George Bush Turnpike, Belt Line Road and Josey Lane. The DART Green Line runs through downtown Carrollton with three stations, and the DART Silver Line, opened October 25, 2025, also stops at Downtown Carrollton. DFW Airport is about fifteen minutes and downtown Dallas about twenty five.

What Drives Carrollton Home Values

A historic downtown square around the DART station, a busy restaurant and shopping corridor along Old Denton Road, strong parks and trails, and newer master planned neighborhoods in the north.

Schools. Carrollton is served mainly by Carrollton Farmers Branch ISD in the south and Lewisville ISD in the north, with parts in Dallas ISD, Coppell ISD and Plano ISD. The district line is a major price factor, so we confirm it on every listing.

Housing stock. 1970s and 1980s single family homes on quarter acre lots in the south and center, 1990s and 2000s houses in the north near Hebron and Castle Hills, and newer townhomes near downtown and the DART stations. There are also condo and townhome communities in several parts of the city.

Carrollton Home Prices Change by Neighborhood

The pockets we price separately in Carrollton:

  • Downtown Carrollton and the Green Line stations: townhomes and the walkable square.
  • North Carrollton toward Hebron: the newer and larger houses, mostly Lewisville ISD.
  • South and central Carrollton: the established 1970s and 1980s neighborhoods, generally the lower priced part of the city for a detached house.

Straight Talk: Carrollton Pros and Cons

What we tell friends who ask about Carrollton, both sides.

What is good

  • Detached houses near the typical value of about $396,000 (Zillow, September 2026) with DART rail access.
  • Five school districts serve the city: mainly Carrollton Farmers Branch ISD and Lewisville ISD, with parts in Dallas ISD, Coppell ISD and Plano ISD.
  • A real downtown square and one of the area's strongest restaurant corridors along Old Denton Road.

What to know first

  • The district line decides price and it runs through the middle of the city; verify every address.
  • Most of the housing stock is 1970s and 1980s, so roofs, foundations and HVAC are the recurring questions.
  • Three counties means three appraisal districts and different tax stacks.

What Sellers Should Know About Current Carrollton Home Values

Carrollton is one of the more consistent markets in the area. The variables are the school district, the age of the house and whether the roof and systems have been replaced.

How Buyers Should Read Carrollton Home Prices

Carrollton has detached houses near the typical value of about $396,000 (Zillow, September 2026) and DART Green Line stations at Trinity Mills, Downtown Carrollton and North Carrollton/Frankford, with the Silver Line at Downtown Carrollton. Decide which school district you want first, then look at the roof, foundation and HVAC on anything built before 1990.

Updates That Can Support Your Carrollton Home Value

A replaced roof, newer HVAC, updated kitchen and refinished floors are what buyers expect at this price. Foundation repairs with a transferable warranty remove the biggest objection.
