These figures describe the area, not one house; for a single home we start from the last ninety days of closed sales and a look at the house itself, as our home value page explains.

Where Lake Highlands is

Lake Highlands is the large northeast Dallas neighborhood between the Richardson city limits on the north, Garland on the east, Northwest Highway and White Rock Lake on the south, and White Rock Creek or Central Expressway on the west. LBJ Freeway runs through it.

The main roads are Skillman, Audelia, Walnut Hill, Abrams, Royal Lane and Northwest Highway. LBJ and Central are both close, and the Lake Highlands and White Rock DART stations serve the neighborhood. Downtown is about twenty minutes.

What Drives Lake Highlands Home Values

A small town feel inside the city. Lake Highlands has its own high school, its own exchange club, Friday night football and a busy calendar of neighborhood events. The Lake Highlands Town Center and the White Rock Creek trail are the gathering spots.

Schools. Most of Lake Highlands is in Richardson ISD, not Dallas ISD, which is the single biggest reason buyers choose it. Confirm the district for the exact address. Several RISD elementaries feed Forest Meadow and Lake Highlands middle schools and Lake Highlands High School.

Housing stock. 1950s through 1970s single story and split level ranches on quarter acre lots, with newer rebuilds on the most desirable streets near the creek. There are pockets of townhomes and condos along Skillman and Audelia and a few streets of larger custom homes.

Lake Highlands Home Prices Change by Neighborhood

The pockets we price separately in Lake Highlands:

  • The White Rock Creek corridor: mid century ranches that are being rebuilt one at a time.
  • The northern streets toward LBJ: the entry point, with the townhome and condo pockets.

Straight Talk: Lake Highlands Pros and Cons

What we tell friends who ask about Lake Highlands, both sides.

What is good

  • Richardson ISD at a Dallas price with a quarter acre lot.
  • Its own high school, exchange club and Friday night football; a small town inside the city.
  • White Rock Creek trail and the lake at the southern edge.

What to know first

  • Most houses are fifty to seventy years old and the originals need foundation, plumbing and electrical money.
  • Some streets back to apartment complexes along Skillman and Audelia, which changes value block by block.
  • Rebuilt ranches and untouched ranches sit side by side, so comps need care.

What Sellers Should Know About Current Lake Highlands Home Values

The RISD boundary and the specific elementary zone are the first thing a Lake Highlands buyer checks, so we lead with them. A mid century ranch with original systems competes with rebuilds on the same street, and the pricing gap between the two is wide.

How Buyers Should Read Lake Highlands Home Prices

Most of Lake Highlands gives you RISD schools and a quarter acre at a Dallas price, which is why inventory moves. Most originals need foundation, plumbing and electrical updates at some point, so inspect carefully and budget for it.

Updates That Can Support Your Lake Highlands Home Value

Opening up the floor plan, a renovated kitchen, a second living area and a modern primary bath are what move a Lake Highlands ranch. Buyers pay for finished houses here because the alternative is a full renovation.
