Real estate portals

Automated estimates from the big portals are a mathematical guess built from tax records and listing data. They never see the house. The portals themselves publish their error rates, and for homes that are not currently listed the typical miss is several percent either way. On a $600,000 Dallas house that is a range of tens of thousands of dollars, which is the difference between leaving money on the table and sitting on the market for ninety days.

The bigger problem is that a portal estimate removes the physical facts from the equation. A house that needs a roof is worth less than the same floor plan in perfect shape. A renovated kitchen, a usable backyard, a corner lot on a busy street, a Highland Park ISD address across the line from a Dallas ISD address: these decide the price and no model knows them. Some portals also pass your contact details to partner agents or lenders when you request an estimate, so check the portal’s privacy terms first.

We produce an accurate home value estimate by combining current market data with a look at your home and the conditions on your specific street. The report is prepared by a licensed agent on our team, Pony Up Properties Group. We never sell your information, and we share it only with the service providers listed in our privacy policy.

What the numbers say

The region is flat to slightly down: MetroTex put the DFW median at $385,000 in September 2026, down 1 percent. Zillow's typical values for Plano and Frisco are down about 3 to 4 percent over the year (September 2026), while MetroTex had the Collin County median down 1 percent in September 2026. Close in neighborhoods with little land left, such as Lakewood and the Park Cities, trade on small samples, so their medians swing from quarter to quarter. Entry level areas such as Garland, Mesquite and Oak Cliff are the most sensitive to rates.

A citywide median mixes all of that together. If you own in Lake Highlands you do not care that Frisco is down 4 percent, and if you own in Plano you should not price off the Dallas city figure. Every community page on this site carries its own numbers: see the full list.
