These figures describe the area, not one house; for a single home we start from the last ninety days of closed sales and a look at the house itself, as our home value page explains.

Where Highland Park is

Highland Park is an independent town of about two square miles wrapped inside the city of Dallas, four miles north of downtown. University Park sits directly to the north, Uptown and Oak Lawn to the south, and the Dallas North Tollway runs along the western edge.

Mockingbird Lane, Preston Road and the Tollway put most of the town within ten minutes of downtown, Love Field and the Medical District. Highland Park Village and the Knox Street shops are both inside or on the edge of town.

What Drives Highland Park Home Values

Highland Park is a long established town. Tree lined streets, Turtle Creek and Lakeside Park, Highland Park Village, and a town government that runs its own police, fire and parks. Lots are small by Texas standards, houses are not.

Schools. Most of the town is zoned to Highland Park ISD, which is the main reason many buyers pay the Park Cities premium. A small western section near the Dallas North Tollway is in Dallas ISD instead, so we always confirm the district for the exact address. Armstrong and Bradfield elementaries, McCulloch Intermediate, Highland Park Middle School and Highland Park High School all serve the town.

Housing stock. Mostly single family homes from the 1920s through today: Tudor and Georgian originals on Beverly, Lakeside and Armstrong, teardowns rebuilt as new construction on standard lots, and a small number of condos and townhomes inside the town; the Turtle Creek towers next door are in the City of Dallas. A standard lot on a good street now trades above what a finished house traded for a decade ago.

Highland Park Home Prices Change by Neighborhood

The pockets we price separately in Highland Park:

  • Old Highland Park and the Lakeside Drive estates: the creek frontage and the largest lots, where sales can run from several million into the tens of millions.
  • The flats between Preston and the Tollway: standard lots with a mix of original cottages and newer builds, the most active part of the market.
  • Condos and townhomes: a small number sit inside the town. The Turtle Creek high rises next door are in the City of Dallas and Dallas ISD, with a different tax bill, so we check the exact address with DCAD before you offer.

Straight Talk: Highland Park Pros and Cons

What we tell friends who ask about Highland Park, both sides.

What is good

  • Resale has held up well through past cycles, with HPISD and the Village behind it.
  • Walkable to Knox Street, the Katy Trail and Highland Park Village.
  • Town services are fast and the streets are kept like a park.

What to know first

  • You pay for the lot and the zip code first; a fifty foot lot is a seven figure purchase before the house.
  • Mockingbird and Preston traffic is real, and the blocks nearest the Tollway hear it.
  • Teardowns next door mean construction noise for years at a time.

What Sellers Should Know About Current Highland Park Home Values

Pricing a Highland Park house is really pricing the lot and the street first, then the house. A buyer paying for a teardown does not care about your kitchen. A buyer paying for a finished house cares about everything. We figure out which buyer your home attracts before we suggest a number.

How Buyers Should Read Highland Park Home Prices

Most listings here are either land plays or finished product, and the two are priced on different math. If you are buying to live in the house for ten years, the lot premium matters less than the floor plan. If you are buying to build, the lot and setback rules are the whole deal.

Private school and HPISD buyers

A large share of Highland Park buyers are moving specifically for Highland Park ISD or for proximity to the private schools in the Park Cities. That demand has held up well through past cycles, which is a big reason Highland Park resale tends to be steadier than many suburbs. It is not a guarantee, and prices can still dip in a soft year.

Updates That Can Support Your Highland Park Home Value

On a teardown street, cosmetic updates return almost nothing. On a finished house, buyers in Highland Park expect a renovated kitchen, updated baths, a usable backyard and a real primary suite, and they discount sharply when one is missing.
