Where Uptown is
Uptown is the dense neighborhood directly north of downtown, between Woodall Rodgers Freeway on the south and Central Expressway on the east, running northwest to the Katy Trail and Cedar Springs Road. Many buyers include the nearby Turtle Creek high rises in the same search. Klyde Warren Park connects it to the Arts District.
The main routes are McKinney Avenue and its free trolley, Cedar Springs, Pearl Street and the Katy Trail. Downtown is walkable. Love Field is ten minutes and the Tollway starts at I 35E on the west edge, by Victory Park.
What Drives Uptown Home Values
A walkable neighborhood near downtown. Restaurants, bars, the trolley, the Katy Trail and Klyde Warren Park.
Schools. Dallas ISD, with magnet and private school options nearby. Verify zoning on the exact address.
Housing stock. Almost entirely condos and townhomes. High rises along Turtle Creek and McKinney, mid rise buildings from the 2000s, three story townhomes on the State Thomas streets, and a small number of historic houses in State Thomas and the surrounding blocks.
Uptown Home Prices Change by Neighborhood
The pockets we price separately in Uptown:
- Turtle Creek and the high rises: the highest prices per square foot and the largest units.
- State Thomas: townhomes and the few remaining Victorian houses.
- The McKinney Avenue mid rises: the widest range of one and two bedroom condos.
Straight Talk: Uptown Pros and Cons
What we tell friends who ask about Uptown, both sides.
What is good
- One of the few Dallas neighborhoods where many errands work without a car.
- Lock and leave: high rises and townhomes with no yard to keep.
- Deep demand from relocations.
What to know first
- You buy the building as much as the unit; dues, reserves and litigation history matter more than finishes.
- Noise, traffic and valet on the McKinney Avenue blocks.
- Almost no detached houses for sale.
What Sellers Should Know About Current Uptown Home Values
In a condo market, the comparable is the same building first and the same block second. Floor, view, parking and HOA dues move the price more than finishes. We pull the last two years of sales in your building before we pull anything else.
How Buyers Should Read Uptown Home Prices
Compare monthly dues and the reserve fund across buildings, not just the list price. Two units with the same price can cost very different amounts to own. New buildings nearby also matter, because they set the ceiling for resale.
Relocations and lock and leave buyers
Many Uptown buyers start from out of state. The whole process runs remotely: video walkthroughs, digital signatures and remote online notarization at closing.
Updates That Can Support Your Uptown Home Value
Flooring, lighting, kitchen counters and a renovated bath are what move a condo. Structural changes rarely pay off and usually need HOA approval.
