Where the M Streets are
The M Streets, formally Greenland Hills, sit west of Greenville Avenue between Central Expressway and Greenville, from about Vanderbilt north to McCommas. The streets are named Merrimac, Mercedes, Monticello, McCommas, Morningside and so on, hence the name.
Central Expressway is a few blocks west and Greenville Avenue is the eastern edge. Downtown is about ten minutes, SMU is five, and the Mockingbird DART station is walkable from the northern streets.
What Drives M Streets Home Values
Front porches, sidewalks, mature trees and the restaurants and bars of Greenville Avenue within walking distance.
Schools. Zoned to Dallas ISD, generally Mockingbird or Geneva Heights elementary feeding J.L. Long and Woodrow Wilson, with boundaries that vary by street. Verify on the exact address.
Housing stock. 1920s Tudor cottages on 50 foot lots are the signature, protected by the M Streets Conservation District, which covers nearly the whole neighborhood from Central Expressway to Greenville Avenue and from Vanderbilt to McCommas and controls rooflines and facades. Behind the facades the houses range from untouched originals to fully rebuilt interiors.
M Streets Home Prices Change by Neighborhood
The pockets we price separately in the M Streets:
- Tudor originals: cottages with their original layouts, where the district facade rules keep the look and limit expansion.
- The northern M Streets toward McCommas: more rebuilt and expanded houses.
- Vickery Place and Belmont to the south: the next neighborhoods over, which most M Streets buyers also search.
Straight Talk: M Streets Pros and Cons
What we tell friends who ask about the M Streets, both sides.
What is good
- Walk to Lower Greenville and the Mockingbird station; old houses within walking distance of a busy strip.
- The conservation district keeps the Tudor streetscape intact, which protects resale.
- Demand near SMU keeps the buyer pool deep.
What to know first
- The same conservation district limits what you can do to the roofline and facade, so expansion plans need a read of the rules first.
- Fifty foot lots: yards are small and parking is tight.
- Central Expressway noise reaches the western streets.
What Sellers Should Know About Current M Streets Home Values
The conservation district is a feature when you sell. Buyers trust that the block will keep its look. What they pay for is the condition behind the facade, so a renovated kitchen, updated systems and a usable backyard separate a top sale from an average one.
How Buyers Should Read M Streets Home Prices
Read the conservation district rules before you plan an addition. Many buyers assume they can pop the top and find out later that the roofline is regulated. Budget for pier and beam foundation work on any original.
Updates That Can Support Your M Streets Home Value
Inside the district, renovate within the rules: kitchens, baths, systems, and rear additions that do not change the street facade. Those are the updates buyers pay for.
