Where Lakewood is
Lakewood is the East Dallas neighborhood west of White Rock Lake, about five miles northeast of downtown. Lakewood Boulevard, Abrams Road and Gaston Avenue are the spine, with the lake on the east and Lower Greenville to the west.
Gaston, Abrams, Mockingbird and East Grand connect to Central Expressway and Interstate 30 in a few minutes. Downtown is about ten minutes without traffic. The Santa Fe Trail and the White Rock Lake trail are the car free routes.
What Drives Lakewood Home Values
White Rock Lake, the Arboretum, Lakewood Shopping Center and the Lakewood Theater. Big front yards, porches, Halloween block parties and a neighborhood association that has fought for the trees and the architecture for decades.
Schools. Lakewood is in Dallas ISD. Lakewood Elementary is the anchor, feeding J.L. Long Middle School and Woodrow Wilson High School. The Lakewood Elementary boundary matters to many buyers, and we confirm it on every listing.
Housing stock. 1920s and 1930s Tudors, Spanish Revivals and Colonials on the streets closest to the lake and the Lakewood Country Club, with larger rebuilds on the same lots. Away from the lake the houses get smaller and younger, and there are pockets of duplexes and small apartment buildings near Gaston and Abrams.
Lakewood Home Prices Change by Neighborhood
The pockets we price separately in Lakewood:
- Lakewood proper near the country club and the lake: the Tudors and Spanish Revivals that set the headline prices.
- Lakewood Heights and the streets off Abrams: smaller originals and cottages that are the entry point to the neighborhood.
- The Gaston Avenue edge: mixed streets with duplexes and small multifamily buildings that trade on income.
Straight Talk: Lakewood Pros and Cons
What we tell friends who ask about Lakewood, both sides.
What is good
- White Rock Lake, the Arboretum and the Lakewood Elementary boundary; one of the most sought after addresses in East Dallas.
- 1920s Tudors and Spanish Revivals that buyers from across the city compete for.
- Ten minutes to downtown without a highway.
What to know first
- Pier and beam foundations, cast iron drains and 1920s wiring; budget for all three on an original.
- Parts of the neighborhood sit in or near creek flood zones, so check the map before you fall in love.
- Prices jumped on thin samples; the headline median overstates what an average house brings.
What Sellers Should Know About Current Lakewood Home Values
Lakewood medians swing hard because only a few dozen homes close in a quarter, so a handful of big Tudor and lakefront sales can move the number. When we price a Lakewood house we throw out the outliers on both ends and compare against the same era, the same lot and the same school boundary.
How Buyers Should Read Lakewood Home Prices
Lakewood has a wide spread between original cottages and rebuilt estates on the same block. Decide which you want. Originals come with foundation and plumbing questions that every Lakewood buyer should budget for.
Two to four unit buyers
Lakewood and the Gaston corridor have a good supply of duplexes and fourplexes. We work with buyers who want to live in one unit and rent the others, and that math changes which streets make sense.
Updates That Can Support Your Lakewood Home Value
Pier and beam foundation work, updated plumbing and electrical, and a kitchen opened to the living space are the updates that return money here. Buyers pay for original character plus modern systems, not for one without the other.
