How to read them
Supply is steady
Active single family listings were down 2 percent from a year earlier but up from August, and months of inventory held at 4.3 because sales slowed too. That is still below the roughly six months usually treated as balanced, so by that rule the market leans to sellers, though a correctly priced house still has to compete.
The median hides the split
The DFW median slipped about 1 percent. Inside the city of Dallas, Redfin had the median up 3.4 percent over the three months ending September. Collin County slipped about 1 percent to a median of $439,000 in September with closed sales down about 10 percent (MetroTex Collin County Housing Report, September 2026). If you own in Frisco, the DFW headline does not describe your street.
Days on market
North Texas homes averaged 62 days on market in September, two days fewer than a year earlier, according to MetroTex. Closing adds more time after the contract. In September 2026 NTREIS had single family homes averaging 49 days on market in Richardson, 44 in Plano, 54 in McKinney and 55 in Frisco, against 62 across DFW.
Rates are the swing factor
Freddie Mac's 30 year fixed average was 7.40 percent on October 15, 2026, up from 6.27 percent a year earlier, which took buyers at the margin out of the market. Every point on the rate moves the payment on a $450,000 loan by roughly $300 a month at today's rates, about $301 to $313 from 7.40 percent. If rates ease, spring 2027 could open stronger than spring 2026 did.
What to do
If you are selling
Price to the last ninety days of closed sales in your school zone, not to spring. Fix what fails inspection, film the house, and expect buyers to ask for rate buydown credits. The net sheet shows what each concession costs you.
If you are buying
In September 2026 Frisco had 4.9 months of inventory, up from 4.7 a year earlier, while Plano (3.2, from 3.7) and McKinney (3.5, from 3.9) were tighter (NTREIS MLS Summary Reports, September 2025 and September 2026). Negotiate on price in the suburbs and on terms close in. Compare the all in monthly cost, including property tax and any MUD or PID, before you compare list prices.
If you are protesting your taxes
The 2026 notice season is over. The 2027 notices arrive in mid April, and a flat or falling market is the best year to protest. We send the comparable sales for free.

Dallas housing market forecast: is a crash coming?
No, on the evidence. A crash needs forced sellers, and most owners hold rates far below today's, which keeps them from selling unless they must. Dallas Fort Worth active listings were down 2 percent from a year earlier in September 2026 (MetroTex), not piling up. What the numbers show is a slow repricing in the far suburbs that ran hardest in 2021 and 2022, flat prices close in, and sales volume down because buyers at the margin cannot make the payment at current rates. The most likely 2027 is more of the same, with a stronger spring if rates ease. Anyone who gives you a precise number for next year is guessing.
The right question is not whether Dallas crashes. It is what your ZIP code and school zone are doing, which is why every community page on this site carries its own figures: Highland Park, University Park, Preston Hollow, Bluffview, Lakewood, M Streets, Lower Greenville, Knox Henderson, Uptown, Lake Highlands, Casa Linda, Kessler Park, Oak Cliff, Addison, Carrollton, Richardson, Plano, Frisco, Allen, McKinney, Garland, Mesquite, Rockwall, Irving and Las Colinas.
