Irving is a city of about 268,000 people (NCTCOG estimate, January 2026) between Dallas and DFW Airport. Las Colinas is its master planned business and residential district in the north, around Lake Carolyn and the Mandalay Canal. Valley Ranch is north of that, and the older city is south along Highway 183.

The main roads are Highways 114 and 183, Loop 12, the George Bush Turnpike and Interstate 635. DFW Airport is ten minutes and downtown Dallas fifteen. The DART Orange Line serves Las Colinas with several stations.

Las Colinas has the Toyota Music Factory, Lake Carolyn, the canal and a dense cluster of corporate headquarters. South Irving has the historic downtown along Main Street, and central Irving has the Irving Arts Center on MacArthur Boulevard. DFW Airport is about ten minutes from Las Colinas.

Schools. Irving ISD serves most of the city. Las Colinas and Valley Ranch fall into Coppell ISD and Carrollton Farmers Branch ISD in places, part of the city is in Grapevine Colleyville ISD, and those lines drive a large part of the price difference across the city.

Housing stock. Condos, townhomes and newer urban product in Las Colinas, 1990s and 2000s single family in Valley Ranch and north Irving, and 1950s through 1970s ranches in south and central Irving.
