University Park Home Values in 2026

Redfin reported the median sale price at about $2.8 million over the three months ending September 2026. That median moves with the mix of new builds and originals, so we treat it as a rough guide only. The index figures are model based estimates of what every home in the area might be worth, while the sale price figures describe homes that actually closed. That difference in method is one reason the numbers do not match, and it is why we treat all of them as a starting point rather than a price for your home.

Where University Park is

University Park is the larger of the two Park Cities, about 3.7 square miles between Highland Park to the south and Northwest Highway to the north. Southern Methodist University sits on the east side of town, with Snider Plaza just west of campus and Preston Center at the northwest corner.

Hillcrest, Preston Road, Lovers Lane and Northwest Highway are the main streets. The Dallas North Tollway is on the western edge and Central Expressway is a few minutes east. Downtown is about fifteen minutes away.

What Drives University Park Home Values

Quieter than Highland Park, with SMU adding game days and a steady rental market near campus. Snider Plaza is the walkable village center. Caruth Park, Curtis Park and the Germany Park fields are the gathering spots.

Schools. University Park is zoned to Highland Park ISD. Depending on the street, homes are zoned to Hyer, University Park, Armstrong, Bradfield or Boone elementary, all feeding McCulloch Intermediate, Highland Park Middle School and Highland Park High School. School zoning is the first question most buyers ask, so we check it on every property.

Housing stock. Mostly single family homes on 50 to 70 foot lots. The streets near SMU have original 1930s and 1940s houses, many rebuilt as new construction. North of Lovers Lane the lots widen and the houses get newer. There is a pocket of duplexes and small apartment buildings close to campus that trades on rental income.

University Park Home Prices Change by Neighborhood

The pockets we price separately in University Park:

  • Volk Estates and the streets off Turtle Creek Boulevard: the largest lots and the highest sales in the city.
  • The SMU adjacent blocks: original homes, rebuilds and the rental duplexes near campus.
  • North of Lovers Lane toward Northwest Highway: wider lots, more new construction, and Preston Center close by.

Straight Talk: University Park Pros and Cons

What we tell friends who ask about University Park, both sides.

What is good

  • HPISD at a lower entry price than Highland Park (Zillow typical value about $2.47 million against about $3.03 million, September 2026), with Snider Plaza and Curtis Park as the everyday gathering spots.
  • Deep buyer pool and steady demand.
  • Lots widen north of Lovers Lane, so you can get a yard.

What to know first

  • SMU game days and students near campus; the blocks closest to the stadium are not quiet.
  • Originals compete with builders, so a modest house is priced like land.
  • Property tax on a $2 million homestead is a second mortgage.

What Sellers Should Know About Current University Park Home Values

University Park closes only a few dozen houses a quarter, so the median moves with the mix of new construction and originals. If your house is an original, it will be compared against other originals and against lot value, not against the new builds on your street.

How Buyers Should Read University Park Home Prices

Plan on competing with builders on any original house priced near lot value. If you want a finished home, the premium over a rebuild is real but so is the time you save. If you are buying near campus for an SMU student, the duplex pocket near campus is its own market and we track it separately.

Updates That Can Support Your University Park Home Value

Updated kitchens and baths matter on finished houses. On originals, the money is better spent on inspection repairs, a clean roof and clean foundation reports, because the buyer is likely a builder or a buyer planning a renovation.
