Where Richardson is

Richardson is a city of about 125,000 people (NCTCOG estimate, January 2026) on the northern border of Dallas, straddling Dallas and Collin counties. Plano is to the north, Garland to the east, and the Lake Highlands area of Dallas to the south.

Central Expressway runs through the middle with four DART Red Line stations, and the DART Silver Line, opened October 25, 2025, stops at UT Dallas and CityLine/Bush. The George Bush Turnpike crosses the north side and LBJ is at the southern edge. Downtown Dallas is about twenty minutes.

What Drives Richardson Home Values

Home of the Telecom Corridor, the University of Texas at Dallas and the Eisemann Center. Richardson has the Spring Creek trail system, the restaurant corridor along Arapaho and Belt Line, and the Wildflower festival. It is a stable, mid price suburb.

Schools. Richardson ISD serves the Dallas County side of the city and Plano ISD serves the Collin County side. Richardson, Berkner and Pearce high schools serve the Richardson ISD side, and Plano ISD high schools, including Plano Senior and Plano East, serve the Collin County side. The RISD magnet programs draw students from across the area.

Housing stock. 1950s and 1960s ranches in the original neighborhoods near downtown and Canyon Creek, 1970s and 1980s houses in the north and east, and newer construction around CityLine and UT Dallas. There are townhome and condo pockets near the DART stations and along Central.
