Several programs help Texas buyers with the down payment and closing costs. The rules change, so treat this as a starting point and confirm the current terms with a lender before you rely on any of them.
Texas State Affordable Housing Corporation
TSAHC offers down payment assistance paired with a fixed rate mortgage for first time and repeat buyers under income limits, including a program for teachers, first responders and veterans. The assistance is a grant or a second lien depending on the option.
Texas Department of Housing and Community Affairs
TDHCA runs My First Texas Home and My Choice Texas Home, which pair a 30 year mortgage with down payment and closing cost help, and a mortgage credit certificate that gives a federal tax credit on interest paid.
City of Dallas
Since May 1, 2026, Business and Community Lenders of Texas has run the Dallas Homebuyer Assistance Program for the City. It offers up to $50,000, or up to $60,000 in High Opportunity Areas, to households at or below 80 percent of area median income buying inside the Dallas city limits, on a home priced at or below $342,000 (City of Dallas, checked October 2026). Funding for the Targeted Occupations extension is fully spent, and terms can change when funds run out.
How they fit a purchase
The City of Dallas program covers homes inside Dallas city limits only, with a purchase price cap of $342,000, so it fits places like Oak Cliff and the lower priced parts of East and Southeast Dallas. Some suburbs run their own programs with their own rules and funding windows, and we check which are open when you start; the state programs work anywhere in Texas. We help buyers line up the program and a lender who has closed with it before we start touring.
