Price to Sell
The list price decides most of what happens after. Here is how we set it.
The last ninety days
Closed sales in the last ninety days that match your lot, era, size and school zone. Not the ZIP code average, not the neighbor's asking price, not what a portal says. In a flat to softening market, older sales overstate value.
The active competition
Buyers compare your house to what is for sale this week. We look at every active and pending listing you compete with and position against them.
The first two weeks
The most showings and the most attention come in the first fourteen days. If the market tells us the price is wrong, we adjust in week two, not month three. A house that sits gets discounted in buyers' minds whatever the price.
Pricing bands
Buyers search in bands, usually $25,000 or $50,000 wide. Listing at $505,000 hides you from everyone searching up to $500,000. We price at the top of the band your comparables support.
