M Streets Homes for Sale

This is the buyer side of the M Streets: what a home costs to own here, where buyers start, what to check before you offer, and how the purchase works in Texas. For location, lifestyle and pros and cons, see the M Streets home values guide.

The M Streets listings that fit you, sent to you

Tell us the price range, bedrooms and must haves. We send you the current M Streets listings that fit, then the new ones as they come on, and we tour and negotiate with you. Your buyer agreement sets our fee up front; sellers often agree to pay some or all of it, and we negotiate for that in your offer.

What an M Streets home costs to own

Redfin reported the Greenland Hills median sale price at about $1.07 million, up 0.5 percent from a year earlier, at about $503 a square foot over the three months ending September 2026. That median comes from only five sales, so one house can move it. Here is what a home at that price costs each month at the Freddie Mac Primary Mortgage Market Survey 30 year fixed average of 7.40 percent, as of October 15, 2026, with property tax at the 2026 City of Dallas, Dallas ISD, Dallas County, Parkland and Dallas College rates, about $2.25 per $100 (Dallas County Tax Office; the county rate goes to a November 3, 2026 tax rate election).

Down paymentCash downPrincipal and interestProperty taxMonthly before insurance
10 percent down$107,000$6,668$2,007$8,675
20 percent down$214,000$5,927$2,007$7,934

Estimates, not a loan quote. Add homeowners insurance, any HOA dues, and mortgage insurance with less than 20 percent down. Your rate depends on your credit, loan type and points. Loans above the conforming limit are jumbo loans and price differently, so get a quote from a lender at this price point. The $140,000 homestead exemption lowers the school portion of the tax once the home is yours and you file. Run How Much Can You Afford with your own numbers.

Where buyers start in the M Streets

1920s Tudor cottages on 50 foot lots are the signature, protected by the M Streets Conservation District, which covers nearly the whole neighborhood from Central Expressway to Greenville Avenue and from Vanderbilt to McCommas and controls rooflines and facades. Each pocket draws a different buyer and a different budget, so pick the pocket before you pick the house.

  • Tudor originals: cottages with their original layouts, where the district facade rules keep the look and limit expansion.
  • The northern M Streets toward McCommas: more rebuilt and expanded houses.
  • Vickery Place and Belmont to the south: the next neighborhoods over, which most M Streets buyers also search.

Read the conservation district rules before you plan an addition. Many buyers assume they can pop the top and find out later that the roofline is regulated. Budget for pier and beam foundation work on any original.

What to check before you offer in the M Streets

  • Older houses. Budget for a foundation evaluation and a sewer line camera scope on top of the general inspection. Original cast iron or clay drain lines, older wiring and pier and beam foundations are the repairs that turn up after the option period if nobody looked.
  • Conservation and historic districts. If the address sits in a city conservation or historic district, exterior changes, additions and sometimes windows and roofing need city review. Read the district ordinance before you plan a remodel, because it decides what you can build.
  • Every house. Run the Home Check for the flood zone and any MUD or water district, use the total rate on the county tax bill for the monthly cost, and confirm the school zone on the exact address with the district.

How buying an M Streets home works in Texas

  1. Get preapproved. A lender letter with your real payment, not just the loan amount, so you shop at the right price.
  2. Sign a buyer agreement and tour. We send the listings that fit and tour with you. The agreement sets out what we do and how we are paid.
  3. Write the offer on the Texas contract. It names the price, the earnest money held by the title company, and an option fee that buys you a set number of days to inspect and walk away for any reason.
  4. Inspect during the option period. General inspection plus anything the house calls for from the list above. Negotiate repairs or a credit before the option period ends.
  5. Appraisal, survey and title. The lender orders the appraisal, the title company issues the title commitment, and you review the survey.
  6. Close and file your homestead. Once it is your home, file the free homestead application with the Dallas Central Appraisal District (DCAD). It cuts the school taxable value by $140,000, and starting the year after you qualify, it limits increases in the appraised value of the home to 10 percent a year. Tax rates can still change.

Before you tour, run the Home Check on any address for the flood zone and any MUD or water district, and read the Dallas County property tax page so the first bill is not a surprise.

Questions buyers ask about M Streets

How much do I need to buy a home in the M Streets?

At the Greenland Hills median sale price of about $1,070,000, 10 percent down is $107,000 and 20 percent down is $214,000, plus closing costs. Down payment assistance programs have price and income limits (the City of Dallas program caps the sales price at $342,000), so they rarely apply at these prices.

What are property taxes on an M Streets home?

Property tax runs at the 2026 City of Dallas, Dallas ISD, Dallas County, Parkland and Dallas College rates, about $2.25 per $100 (Dallas County Tax Office; the county rate goes to a November 3, 2026 tax rate election). At $1,070,000, that is about $2,007 a month before the homestead exemption. The Dallas Central Appraisal District (DCAD) sets the value each year.

What school district are the M Streets in?

How do I see M Streets homes for sale?

Text (214) 600-3392 with your price range and must haves. We send the M Streets listings that fit, set up the tours, and represent you on the offer. Texas law requires a written agreement with a buyer before an agent shows a home or presents an offer, so we sign one with you before the first tour. It states our fee, which is not set by law and is fully negotiable, and a seller may agree to pay some or all of it.
