Seller Closing Costs in Texas

Closing costs are what the title company deducts from your proceeds on closing day. They are smaller than people fear once agent fees are set aside, and most of them are fixed by the state or by arithmetic.

What is on the seller's settlement statement

  1. Owner's title policy. Premium set by the Texas Department of Insurance under the schedule effective March 1, 2026. Seller pays by custom; the buyer's lender policy is a flat discounted amount when issued at the same time.
  2. Escrow or settlement fee. Set by each title company, usually a few hundred dollars, sometimes split. Our calculator assumes $350.
  3. Property tax proration. Your share of the current year's tax, credited to the buyer, because the buyer will pay the full bill in January.
  4. Mortgage payoff. The balance plus interest through the funding date, plus a release recording fee.
  5. HOA items. Resale certificate, transfer fee, and any unpaid dues or assessments.
  6. Agent fees. Listed on the statement and paid from proceeds.
  7. Small items. Tax certificates, courier, wire, recording. A few hundred dollars.

What is not a closing cost

Repairs you agree to in the option period are usually done before closing or credited on the statement, so they show up but are not a title company fee. Capital gains tax is paid with your federal return, not at closing. Moving, staging and pre listing repairs are out of pocket before the sale.

Questions people ask

What are typical seller closing costs in Texas?

Without agent fees, about 2 to 4 percent of the price: the owner title policy, escrow fee, prorated property tax, HOA certificate, payoff interest and recording. With agent fees, commonly about 6 to 10 percent, depending on the commission and repairs. Our calculator shows about 7.5 percent at its defaults.

Can the buyer pay seller closing costs in Texas?

Some items can shift by negotiation, such as the title policy or escrow fee, but the proration of property tax and the payoff are the seller's by definition.

When do I pay closing costs as a seller?

They are deducted from the proceeds at the title company on closing day. You bring money only if your loan payoff plus your closing costs and agent fees is more than the sale price.
