Lakewood Homes for Sale
This is the buyer side of Lakewood: what a home costs to own here, where buyers start, what to check before you offer, and how the purchase works in Texas. For location, lifestyle and pros and cons, see the Lakewood home values guide.
The Lakewood listings that fit you, sent to you
Tell us the price range, bedrooms and must haves. We send you the current Lakewood listings that fit, then the new ones as they come on, and we tour and negotiate with you. Your buyer agreement sets our fee up front; sellers often agree to pay some or all of it, and we negotiate for that in your offer.
What a Lakewood home costs to own
Redfin reported the median sale price at about $1.56 million, up 10.2 percent from a year earlier, with a median of 32 days on market over the three months ending September 2026. Here is what a home at that price costs each month at the Freddie Mac Primary Mortgage Market Survey 30 year fixed average of 7.40 percent, as of October 15, 2026, with property tax at the 2026 City of Dallas, Dallas ISD, Dallas County, Parkland and Dallas College rates, about $2.25 per $100 (Dallas County Tax Office; the county rate goes to a November 3, 2026 tax rate election).
| Down payment | Cash down | Principal and interest | Property tax | Monthly before insurance |
|---|---|---|---|---|
| 10 percent down | $156,000 | $9,721 | $2,926 | $12,647 |
| 20 percent down | $312,000 | $8,641 | $2,926 | $11,567 |
Estimates, not a loan quote. Add homeowners insurance, any HOA dues, and mortgage insurance with less than 20 percent down. Your rate depends on your credit, loan type and points. Loans above the conforming limit are jumbo loans and price differently, so get a quote from a lender at this price point. The $140,000 homestead exemption lowers the school portion of the tax once the home is yours and you file. Run How Much Can You Afford with your own numbers.
Where buyers start in Lakewood
1920s and 1930s Tudors, Spanish Revivals and Colonials on the streets closest to the lake and the Lakewood Country Club, with larger rebuilds on the same lots. Each pocket draws a different buyer and a different budget, so pick the pocket before you pick the house.
- Lakewood proper near the country club and the lake: the Tudors and Spanish Revivals that set the headline prices.
- Lakewood Heights and the streets off Abrams: smaller originals and cottages that are the entry point to the neighborhood.
- The Gaston Avenue edge: mixed streets with duplexes and small multifamily buildings that trade on income.
Lakewood has a wide spread between original cottages and rebuilt estates on the same block. Decide which you want. Originals come with foundation and plumbing questions that every Lakewood buyer should budget for.
Two to four unit buyers
Lakewood and the Gaston corridor have a good supply of duplexes and fourplexes. We work with buyers who want to live in one unit and rent the others, and that math changes which streets make sense.
What to check before you offer in Lakewood
- Older houses. Budget for a foundation evaluation and a sewer line camera scope on top of the general inspection. Original cast iron or clay drain lines, older wiring and pier and beam foundations are the repairs that turn up after the option period if nobody looked.
- Duplexes and small multifamily. Get the current leases, the rent roll, the deposits and the utility setup in writing. Owner occupants can finance two to four units with FHA or conventional loans, and the lender will count part of the rent, so talk to the lender before you pick streets.
- Water nearby. Check the flood zone and the flood insurance quote before you write the offer. The Home Check pulls the FEMA zone for any address.
- Every house. Run the Home Check for the flood zone and any MUD or water district, use the total rate on the county tax bill for the monthly cost, and confirm the school zone on the exact address with the district.
Lakewood schools
Lakewood is in Dallas ISD. Lakewood Elementary is the anchor, feeding J.L. Long Middle School and Woodrow Wilson High School. The Lakewood Elementary boundary matters to many buyers, and we confirm it on every listing.
How buying a Lakewood home works in Texas
- Get preapproved. A lender letter with your real payment, not just the loan amount, so you shop at the right price.
- Sign a buyer agreement and tour. We send the listings that fit and tour with you. The agreement sets out what we do and how we are paid.
- Write the offer on the Texas contract. It names the price, the earnest money held by the title company, and an option fee that buys you a set number of days to inspect and walk away for any reason.
- Inspect during the option period. General inspection plus anything the house calls for from the list above. Negotiate repairs or a credit before the option period ends.
- Appraisal, survey and title. The lender orders the appraisal, the title company issues the title commitment, and you review the survey.
- Close and file your homestead. Once it is your home, file the free homestead application with the Dallas Central Appraisal District (DCAD). It cuts the school taxable value by $140,000, and starting the year after you qualify, it limits increases in the appraised value of the home to 10 percent a year. Tax rates can still change.
Before you tour, run the Home Check on any address for the flood zone and any MUD or water district, and read the Dallas County property tax page so the first bill is not a surprise.

Questions buyers ask about Lakewood
How much do I need to buy a home in Lakewood?
At the median sale price of about $1,560,000, 10 percent down is $156,000 and 20 percent down is $312,000, plus closing costs. Down payment assistance programs have price and income limits (the City of Dallas program caps the sales price at $342,000), so they rarely apply at these prices.
What are property taxes on a Lakewood home?
Property tax runs at the 2026 City of Dallas, Dallas ISD, Dallas County, Parkland and Dallas College rates, about $2.25 per $100 (Dallas County Tax Office; the county rate goes to a November 3, 2026 tax rate election). At $1,560,000, that is about $2,926 a month before the homestead exemption. The Dallas Central Appraisal District (DCAD) sets the value each year.
What school district is Lakewood in?
Lakewood is in Dallas ISD.
How do I see Lakewood homes for sale?
Text (214) 600-3392 with your price range and must haves. We send the Lakewood listings that fit, set up the tours, and represent you on the offer. Texas law requires a written agreement with a buyer before an agent shows a home or presents an offer, so we sign one with you before the first tour. It states our fee, which is not set by law and is fully negotiable, and a seller may agree to pay some or all of it.
