The Addison listings that fit you, sent to you
Tell us the price range, bedrooms and must haves. We send you the current Addison listings that fit, then the new ones as they come on, and we tour and negotiate with you. Your buyer agreement sets our fee up front; sellers often agree to pay some or all of it, and we negotiate for that in your offer.
What an Addison home costs to own
Zillow reported the typical home value at about $500,000, down 0.6 percent from a year earlier as of September 2026. Here is what a home at that price costs each month at the Freddie Mac Primary Mortgage Market Survey 30 year fixed average of 7.40 percent, as of October 15, 2026, with property tax at the 2026 Town of Addison, Dallas ISD, Dallas County, Parkland and Dallas College rates, about $2.15 per $100 (Dallas County Tax Office; the county rate goes to a November 3, 2026 tax rate election).
| Down payment | Cash down | Principal and interest | Property tax | Monthly before insurance |
|---|---|---|---|---|
| 10 percent down | $50,000 | $3,116 | $896 | $4,012 |
| 20 percent down | $100,000 | $2,770 | $896 | $3,666 |
Estimates, not a loan quote. Add homeowners insurance, any HOA dues, and mortgage insurance with less than 20 percent down. Your rate depends on your credit, loan type and points. The $140,000 homestead exemption lowers the school portion of the tax once the home is yours and you file. Run How Much Can You Afford with your own numbers.
Where buyers start in Addison
Mostly townhomes, condos and apartments, concentrated around Addison Circle and along the Tollway. Each pocket draws a different buyer and a different budget, so pick the pocket before you pick the house.
- Addison Circle: urban townhomes and condos with the walkable restaurant scene.
- Midway Meadows and the western single family streets: the small supply of detached houses.
- The Tollway corridor: newer townhome and mid rise projects.
If you want a walkable life at a suburban price, Addison Circle townhomes are the play. Compare HOA dues and reserves across projects, and remember that detached houses in Addison are few, so be ready to act when one fits.
What to check before you offer in Addison
- Older houses. Budget for a foundation evaluation and a sewer line camera scope on top of the general inspection. Original cast iron or clay drain lines, older wiring and pier and beam foundations are the repairs that turn up after the option period if nobody looked.
- Condos and townhomes. Ask for the resale certificate, the association budget, the reserve study and the last year of board minutes before the option period ends. Dues, special assessments and rental rules decide whether the unit fits you more than the finishes do.
- Every house. Run the Home Check for the flood zone and any MUD or water district, use the total rate on the county tax bill for the monthly cost, and confirm the school zone on the exact address with the district.
Addison schools
Most of Addison is zoned to Dallas ISD, with George H. W. Bush Elementary in town. The Vitruvian Park area on the south side is in Carrollton Farmers Branch ISD. Private schools are nearby. Verify zoning on the exact address.
How buying an Addison home works in Texas
- Get preapproved. A lender letter with your real payment, not just the loan amount, so you shop at the right price.
- Sign a buyer agreement and tour. We send the listings that fit and tour with you. The agreement sets out what we do and how we are paid.
- Write the offer on the Texas contract. It names the price, the earnest money held by the title company, and an option fee that buys you a set number of days to inspect and walk away for any reason.
- Inspect during the option period. General inspection plus anything the house calls for from the list above. Negotiate repairs or a credit before the option period ends.
- Appraisal, survey and title. The lender orders the appraisal, the title company issues the title commitment, and you review the survey.
- Close and file your homestead. Once it is your home, file the free homestead application with the Dallas Central Appraisal District (DCAD). It cuts the school taxable value by $140,000, and starting the year after you qualify, it limits increases in the appraised value of the home to 10 percent a year. Tax rates can still change.
Before you tour, run the Home Check on any address for the flood zone and any MUD or water district, and read the Dallas County property tax page so the first bill is not a surprise.

How do I see Addison homes for sale?
Text (214) 600-3392 with your price range and must haves. We send the Addison listings that fit, set up the tours, and represent you on the offer. Texas law requires a written agreement with a buyer before an agent shows a home or presents an offer, so we sign one with you before the first tour. It states our fee, which is not set by law and is fully negotiable, and a seller may agree to pay some or all of it.
