Fall is a slower season in Dallas, but slower does not mean bad. The buyers who are out in October and November are serious, and there is less competition from other sellers than in April.
What has changed
MetroTex reported that North Texas homes averaged 62 days on market in September 2026, two days fewer than a year earlier. Active listings were 31,325, down 2 percent, months of inventory was 4.3, and pending sales were down 19 percent (MetroTex/NTREIS, September 2026). In Rockwall, Zillow data through August 31, 2026 showed about two thirds of sales closing under list. Zillow typical values in Plano and Frisco were down about 3 to 4 percent over the year as of September 2026. Over the three months ending September 2026, Redfin had University Park, Lakewood and the M Streets up, Highland Park and Lower Greenville roughly flat, and Knox Henderson and Casa Linda down. Your strategy depends on which market you are in.
Price to the last ninety days
The mistake we see most is pricing to last spring. Buyers are comparing you to what is on the market this week and to what closed in the last three months. We price to that and we adjust quickly if the first two weeks tell us something.
Presentation matters again
In 2021 anything sold. In 2026 buyers have choices. Paint, lighting, decluttering, a clean yard and a professional video walkthrough are the difference between a showing and an offer.
