Rockwall Homes for Sale

This is the buyer side of Rockwall: what a home costs to own here, where buyers start, what to check before you offer, and how the purchase works in Texas. For location, lifestyle and pros and cons, see the Rockwall home values guide.

The Rockwall listings that fit you, sent to you

Tell us the price range, bedrooms and must haves. We send you the current Rockwall listings that fit, then the new ones as they come on, and we tour and negotiate with you. Your buyer agreement sets our fee up front; sellers often agree to pay some or all of it, and we negotiate for that in your offer.

What a Rockwall home costs to own

Zillow reported the typical home value at about $472,000, down about 1 percent year over year as of September 2026. Here is what a home at that price costs each month at the Freddie Mac Primary Mortgage Market Survey 30 year fixed average of 7.40 percent, as of October 15, 2026, with property tax at the 2026 Rockwall County, City of Rockwall and Rockwall ISD rates, about $1.59 per $100.

Down paymentCash downPrincipal and interestProperty taxMonthly before insurance
10 percent down$47,200$2,941$624$3,565
20 percent down$94,400$2,614$624$3,238

Estimates, not a loan quote. Add homeowners insurance, any HOA dues, and mortgage insurance with less than 20 percent down. Your rate depends on your credit, loan type and points. The $140,000 homestead exemption lowers the school portion of the tax once the home is yours and you file. Run How Much Can You Afford with your own numbers.

Where buyers start in Rockwall

Lakefront and lake view homes along the shore, 1990s and 2000s subdivisions across the city, newer master planned communities in the east and north, and historic houses near the downtown square. Each pocket draws a different buyer and a different budget, so pick the pocket before you pick the house.

  • The lakefront and the Harbor: the highest prices, driven by water views and access.
  • Central Rockwall and the square: established neighborhoods and historic houses.
  • North and east Rockwall toward Fate: newer subdivisions and most of the new construction.

Rockwall gives you lake life and Rockwall ISD at a typical value about even with McKinney and below Plano, Allen and Frisco (Zillow, September 2026). Watch the all in monthly cost, since newer subdivisions can carry PID and MUD assessments. Our Home Check shows whether an address sits in a MUD or other water district; get PID assessments from the title company or the listing.

What to check before you offer in Rockwall

  • Newer homes. Hire your own inspector even on new construction, and ask the title company whether the lot sits in a MUD or PID. Those districts add a separate tax line that can change the monthly payment more than a few thousand dollars of price.
  • Conservation and historic districts. If the address sits in a city conservation or historic district, exterior changes, additions and sometimes windows and roofing need city review. Read the district ordinance before you plan a remodel, because it decides what you can build.
  • Water nearby. Check the flood zone and the flood insurance quote before you write the offer. The Home Check pulls the FEMA zone for any address.
  • Every house. Run the Home Check for the flood zone and any MUD or water district, use the total rate on the county tax bill for the monthly cost, and confirm the school zone on the exact address with the district.

Rockwall schools

Rockwall ISD serves the city with Rockwall High School and Rockwall Heath High School. The district is a main reason buyers move here from Dallas and Garland.

How buying a Rockwall home works in Texas

  1. Get preapproved. A lender letter with your real payment, not just the loan amount, so you shop at the right price.
  2. Sign a buyer agreement and tour. We send the listings that fit and tour with you. The agreement sets out what we do and how we are paid.
  3. Write the offer on the Texas contract. It names the price, the earnest money held by the title company, and an option fee that buys you a set number of days to inspect and walk away for any reason.
  4. Inspect during the option period. General inspection plus anything the house calls for from the list above. Negotiate repairs or a credit before the option period ends.
  5. Appraisal, survey and title. The lender orders the appraisal, the title company issues the title commitment, and you review the survey.
  6. Close and file your homestead. Once it is your home, file the free homestead application with the Rockwall Central Appraisal District. It cuts the school taxable value by $140,000, and starting the year after you qualify, it limits increases in the appraised value of the home to 10 percent a year. Tax rates can still change.

Before you tour, run the Home Check on any address for the flood zone and any MUD or water district, and read the Rockwall County property tax page so the first bill is not a surprise.

How do I see Rockwall homes for sale?

Text (214) 600-3392 with your price range and must haves. We send the Rockwall listings that fit, set up the tours, and represent you on the offer. Texas law requires a written agreement with a buyer before an agent shows a home or presents an offer, so we sign one with you before the first tour. It states our fee, which is not set by law and is fully negotiable, and a seller may agree to pay some or all of it.
