What a Preston Hollow home costs to own
Redfin reported the median sale price at about $1.98 million, down 0.9 percent from a year earlier, with a median of 52 days on market over the three months ending September 2026. Here is what a home at that price costs each month at the Freddie Mac Primary Mortgage Market Survey 30 year fixed average of 7.40 percent, as of October 15, 2026, with property tax at the 2026 City of Dallas, Dallas ISD, Dallas County, Parkland and Dallas College rates, about $2.25 per $100 (Dallas County Tax Office; the county rate goes to a November 3, 2026 tax rate election).
| Down payment | Cash down | Principal and interest | Property tax | Monthly before insurance |
|---|---|---|---|---|
| 10 percent down | $198,000 | $12,338 | $3,714 | $16,052 |
| 20 percent down | $396,000 | $10,967 | $3,714 | $14,681 |
Estimates, not a loan quote. Add homeowners insurance, any HOA dues, and mortgage insurance with less than 20 percent down. Your rate depends on your credit, loan type and points. Loans above the conforming limit are jumbo loans and price differently, so get a quote from a lender at this price point. The $140,000 homestead exemption lowers the school portion of the tax once the home is yours and you file. Run How Much Can You Afford with your own numbers.
Where buyers start in Preston Hollow
Three different markets share the name. Each pocket draws a different buyer and a different budget, so pick the pocket before you pick the house.
- Old Preston Hollow: acreage estates, the highest priced part of the neighborhood.
- Preston Hollow proper: mostly half acre to one acre lots, at prices that vary widely by street.
- The eastern and northern edges: smaller lots and older houses that price closer to the rest of North Dallas.
Decide early whether you are buying a lot or a house. Acreage in Old Preston Hollow is a land purchase with a house on it. A renovated 1990s home on a half acre is a finished product. The two are priced on different logic and the second one usually moves faster.
What to check before you offer in Preston Hollow
- Older houses. Budget for a foundation evaluation and a sewer line camera scope on top of the general inspection. Original cast iron or clay drain lines, older wiring and pier and beam foundations are the repairs that turn up after the option period if nobody looked.
- Every house. Run the Home Check for the flood zone and any MUD or water district, use the total rate on the county tax bill for the monthly cost, and confirm the school zone on the exact address with the district.
Preston Hollow schools
Preston Hollow is in Dallas ISD, and many buyers choose between the DISD magnet and choice schools and the private schools clustered nearby, including Hockaday and St. Mark's in or next to the neighborhood, and Episcopal School of Dallas, Jesuit and Greenhill a short drive away.
How buying a Preston Hollow home works in Texas
- Get preapproved. A lender letter with your real payment, not just the loan amount, so you shop at the right price.
- Sign a buyer agreement and tour. We send the listings that fit and tour with you. The agreement sets out what we do and how we are paid.
- Write the offer on the Texas contract. It names the price, the earnest money held by the title company, and an option fee that buys you a set number of days to inspect and walk away for any reason.
- Inspect during the option period. General inspection plus anything the house calls for from the list above. Negotiate repairs or a credit before the option period ends.
- Appraisal, survey and title. The lender orders the appraisal, the title company issues the title commitment, and you review the survey.
- Close and file your homestead. Once it is your home, file the free homestead application with the Dallas Central Appraisal District (DCAD). It cuts the school taxable value by $140,000, and starting the year after you qualify, it limits increases in the appraised value of the home to 10 percent a year. Tax rates can still change.
Before you tour, run the Home Check on any address for the flood zone and any MUD or water district, and read the Dallas County property tax page so the first bill is not a surprise.

Questions buyers ask about Preston Hollow
How much do I need to buy a home in Preston Hollow?
At the median sale price of about $1,980,000, 10 percent down is $198,000 and 20 percent down is $396,000, plus closing costs. Down payment assistance programs have price and income limits (the City of Dallas program caps the sales price at $342,000), so they rarely apply at these prices.
What are property taxes on a Preston Hollow home?
Property tax runs at the 2026 City of Dallas, Dallas ISD, Dallas County, Parkland and Dallas College rates, about $2.25 per $100 (Dallas County Tax Office; the county rate goes to a November 3, 2026 tax rate election). At $1,980,000, that is about $3,714 a month before the homestead exemption. The Dallas Central Appraisal District (DCAD) sets the value each year.
What school district is Preston Hollow in?
Preston Hollow is in Dallas ISD, and many buyers choose between the DISD magnet and choice schools and the private schools clustered nearby, including Hockaday and St. Mark's in or next to the neighborhood, and Episcopal School of Dallas, Jesuit and Greenhill a short drive away.
How do I see Preston Hollow homes for sale?
Text (214) 600-3392 with your price range and must haves. We send the Preston Hollow listings that fit, set up the tours, and represent you on the offer. Texas law requires a written agreement with a buyer before an agent shows a home or presents an offer, so we sign one with you before the first tour. It states our fee, which is not set by law and is fully negotiable, and a seller may agree to pay some or all of it.
