Mesquite Homes for Sale

This is the buyer side of Mesquite: what a home costs to own here, where buyers start, what to check before you offer, and how the purchase works in Texas. For location, lifestyle and pros and cons, see the Mesquite home values guide.

The Mesquite listings that fit you, sent to you

Tell us the price range, bedrooms and must haves. We send you the current Mesquite listings that fit, then the new ones as they come on, and we tour and negotiate with you. Your buyer agreement sets our fee up front; sellers often agree to pay some or all of it, and we negotiate for that in your offer.

What a Mesquite home costs to own

Zillow reported the typical home value at about $257,000, down 2.1 percent from a year earlier as of September 2026. Here is what a home at that price costs each month at the Freddie Mac Primary Mortgage Market Survey 30 year fixed average of 7.40 percent, as of October 15, 2026, with property tax at the 2026 City of Mesquite, Mesquite ISD, Dallas County, Parkland and Dallas College rates on the Dallas County side, about $2.40 per $100 (Dallas County Tax Office; the county rate goes to a November 3, 2026 tax rate election). Homes on the Kaufman County side pay Kaufman County rates and file the homestead with the Kaufman Central Appraisal District, so we check the county on the exact address.

Down paymentCash downPrincipal and interestProperty taxMonthly before insurance
10 percent down$25,700$1,601$513$2,114
20 percent down$51,400$1,424$513$1,937

Estimates, not a loan quote. Add homeowners insurance, any HOA dues, and mortgage insurance with less than 20 percent down. Your rate depends on your credit, loan type and points. The $140,000 homestead exemption lowers the school portion of the tax once the home is yours and you file. Run How Much Can You Afford with your own numbers.

Where buyers start in Mesquite

1950s through 1980s ranches on standard lots across most of the city, newer subdivisions in the south and east toward I 20, and some larger lot neighborhoods toward Sunnyvale. Each pocket draws a different buyer and a different budget, so pick the pocket before you pick the house.

  • North Mesquite near Town East: the established neighborhoods closest to Garland and LBJ.
  • South Mesquite toward I 20: the newer subdivisions.
  • The Sunnyvale edge: larger lots and higher prices.

Mesquite puts a typical home near $257,000 (Zillow, September 2026) fifteen minutes from downtown. Much of the housing here was built from the 1960s through the 1980s, so inspect systems and foundations. FHA and down payment assistance programs work well at these prices.

FHA and first time buyers

Many Mesquite purchases use FHA loans. We look for the issues that commonly hold up an FHA appraisal before you offer, and we help buyers line up assistance programs before they shop.

What to check before you offer in Mesquite

  • Older houses. Budget for a foundation evaluation and a sewer line camera scope on top of the general inspection. Original cast iron or clay drain lines, older wiring and pier and beam foundations are the repairs that turn up after the option period if nobody looked.
  • Newer homes. Hire your own inspector even on new construction, and ask the title company whether the lot sits in a MUD or PID. Those districts add a separate tax line that can change the monthly payment more than a few thousand dollars of price.
  • Every house. Run the Home Check for the flood zone and any MUD or water district, use the total rate on the county tax bill for the monthly cost, and confirm the school zone on the exact address with the district.

Mesquite schools

Mesquite ISD serves most of the city, with Mesquite, North Mesquite, West Mesquite, Poteet and Horn high schools. A small area falls into Dallas ISD. Confirm the district on the exact address.

How buying a Mesquite home works in Texas

  1. Get preapproved. A lender letter with your real payment, not just the loan amount, so you shop at the right price.
  2. Sign a buyer agreement and tour. We send the listings that fit and tour with you. The agreement sets out what we do and how we are paid.
  3. Write the offer on the Texas contract. It names the price, the earnest money held by the title company, and an option fee that buys you a set number of days to inspect and walk away for any reason.
  4. Inspect during the option period. General inspection plus anything the house calls for from the list above. Negotiate repairs or a credit before the option period ends.
  5. Appraisal, survey and title. The lender orders the appraisal, the title company issues the title commitment, and you review the survey.
  6. Close and file your homestead. Once it is your home, file the free homestead application with DCAD, or the Kaufman Central Appraisal District for homes on the Kaufman County side. It cuts the school taxable value by $140,000, and starting the year after you qualify, it limits increases in the appraised value of the home to 10 percent a year. Tax rates can still change.

Before you tour, run the Home Check on any address for the flood zone and any MUD or water district, and read the Dallas County property tax page so the first bill is not a surprise.

How do I see Mesquite homes for sale?

Text (214) 600-3392 with your price range and must haves. We send the Mesquite listings that fit, set up the tours, and represent you on the offer. Texas law requires a written agreement with a buyer before an agent shows a home or presents an offer, so we sign one with you before the first tour. It states our fee, which is not set by law and is fully negotiable, and a seller may agree to pay some or all of it.
