Automated estimates are built from tax records, listing data and a model. They never see the house. In a neighborhood where every lot is the same size and every house was built the same year, they do fine. Dallas is not that neighborhood.
Where they miss
Teardown streets in the Park Cities where the lot is the value. Conservation districts in the M Streets where the facade rules limit expansion. Lake Highlands streets where the Richardson ISD line adds a premium the model does not know about. Bluffview lots where the slope changes what you can build. Duplexes in Lower Greenville and Oak Cliff that are priced on rent, not square footage.
What a home value report does
We look at the closed sales that actually compete with your house, walk the property, note the condition and the updates, check the school zone and any district rules, and give you a range with the reasoning. It is free, and a licensed agent prices it by hand.
What it is not
It is not a number pulled from a model, and it is not a listing pitch. If the right answer is to wait, we will tell you that.
