Do I have to be an investor?

No. Many owners near campus are parents. An FHA loan with a parent as a non occupant co borrower, often called a kiddie condo loan, lets a parent and an adult child buy together with 3.5 percent down.

Will you rent it out after I buy?

Yes. Placing SMU tenants is what we do every week. That is the part most owners find hardest and it is included in the relationship.

How do you find properties that are not listed?

Public records plus a lot of phone calls. We assemble ownership and deed data for the SMU corridor and approach owners who may be open to selling before anything is listed.
